M1402 – Kitsilano House 1

Heritage B House renovations & Parking Cave

This 1914 Arts & Crafts house had a number of structural and envelope upgrades required for basement suite additions and at the same time the owners needed an option for parking due to the new Point Grey Road bike lane, which removed their parking provision at the street on this landlocked site without direct access to rear lane. The Solution was brokered with a presentation before the Vancouver Mayor and Council in a televised highly charged session at chambers and later with Planning & Engineering staff involved in the bike lane, and this was the parking cave.

Using the natural site grade a 500 sq ft Concrete street level garage was constructed and a green roof built above to replace the mature garden setting of the house above. A 100 year old Japanese Maple was saved by carefully designing around the concrete wall below to the shape of the Turntable which was supplied by Carousel USA of California.
