Rezoning Application under Broadway Plan Policy
This sites redevelopment is long overdue. After years of a moratorium on rezoning of the antiquated RM-3 zone, this mostly rental neighbourhood has seen little change since 2008.
The existing 1965 apartment is a 3 story walk up with 44 rental suites and a single level below grade parkade. Without significant renovations, it has come to the end of its serviceable life with regard to life safety and accessibility. A Tenant Relocation Plan will accommodate the 44 existing tenants.
The site is within the Fairview Slopes South Area B of the newly approved Broadway Plan and a secured market rental building is envisaged with 20% below market.
